Damaged Mailbox Clusters at Alderwood and Silver Maple Trail
The 2 cluster mailboxes that were taken out by a vehicle on Jan. 18 have been hauled
away, and new ones have finally been installed (Feb 10). The PO will now need to
do their work to make them ready for mail delivery. You will pick up your new keys
at the Post Office when they have completed that work, hopefully by Feb 13.
We appreciate your patience while we work to get this taken care of.
Affected homeowners will need to pick up their mail at the North Liberty Post Office until further notice.
Dead Geese at the Pond
We have been receiving several emails from residents about dead geese at our HOA pond.
We are aware of this and have been in contact with the city and DNR. If the geese are not out on
the ice, we can retrieve and dispose of them. DO NOT handle them yourself, and please do not
let your dogs go near them while out walking. If we get a larger number of geese that have
succumbed to the bird flu, we will notify DNR.
Snow Removal for 2025-26 season
Our current vendor comes out only when we receive more than 1 inch of snow.
We have requested buckets with sand that can be spread out in front of mailboxes.
In some cases, we may put out some snow-melt when conditions are more hazardous.
They only make one pass with their plow on the sidewalks, so the full width isn’t plowed
so that we don’t get lots of grass damage. In some cases, where there is snow one day and
then another round coming in 2 days, we may ask the vendor to wait and get it all after
the next snow. It is very expensive for us each time they come out.
Extending Protective Covenants
Cedar Springs is divided into 13 different parts, each with it’s own unique date of establishment of their protective covents. These covenants sunset after 21 years. Part 1 covenants sunset on October 20, 2025. Any homeowner in their part may extend the covenants for their part another 21 years by simply completing a legal document the Board can provide, which we then submit to the County Recorder’s Office. Homeowners in Part 1 have already extended their covenants another 21 years to October 20, 2046. Parts 2, 3, and 4 will sunset on July 11, 2026. The Board will begin taking documents to extend those parts in the spring and will mail out letters to all homeowners in those parts explaining what’s going on and how to file for extensions. It is a priority of the Board to extend the covenants for all parts as they come up.
